Although home showing isn’t exactly hard, there are many things you’ll want to do to sell your home if you’ve got the budget and plenty of time on your hands. Two crucial factors, first impressions and human nature, determine your home’s success of selling. When you’re showing your home, you’ll want to create a good first impression of your home on a potential buyer because that can determine whether or not the buyer continues to take a closer look at your home. As for human nature, this is where you appeal to the emotions because emotions oftentimes can make a buyer decide he or she wants your home. You’ll find that when you create a positive impact on the emotions of any potential buyer, your home has a higher chance of selling.
Keep all of your walkways clean. All you have to do is sweep them so there is nothing on them like leaves or trash, etc. Get rid of any accumulation of dirt too. Don’t go overboard by having new walkways put in; your walkways may look old, but you can make them look presentable. Grab your garden hose and spray water on the pavements until they look clean. Use a stiff broom to remove any stubborn stain or dirt. If possible, try to brighten them up so they stand out and that will have one more positive effect.
When buyers come to look at your home, you’ll find that some are very curious. For example, you could get somebody who will open and close all the windows. All they’re doing is checking for problems that they could have to pay for fixing, so you do that and make sure there are no issues with all your windows. Damages screens don’t look good so get them replaced as well.
For hard to open windows, the tracks may simply be dirty so give them a good cleaning. For smoother operation, take a rag with a little oil and then rub it up and down the tracks.
Any time a home showing is in progress, make little to no contact at all with your guests. However, you’ll need to do the showing if your realtor isn’t around or if you’re selling your home on your home. If this is the case, be warm and friendly but don’t overdo it. It’s also important that you don’t negotiate with a buyer unless you’re selling your home on your own. Leave the negotiating to your realtor; he or she knows how to get the best price for your home. If a potential buyer won’t quit trying to engage you into a negotiation, perhaps you can give your realtor a call or have the buyer give your realtor a call with his or her questions.
Don’t be discouraged if no one makes an offer on your home and many buyers have been around to look at it. You will get more home showings, and in the meantime you can make more improvements. It’s like you’re at bat in baseball when you’re trying to sell your home: you’ve got to wait for your pitch prior to swinging the bat. The right buyer will come one day and then everything will fall into place.
